Major Redevelopment Plan Announced on North Park Place Around Morristown Green

MORRISTOWN, NJ - A significant redevelopment plan aimed at revitalizing the vacant side of Morristown Green was unanimously endorsed by the Morristown Town Council during a recent meeting. The project, spearheaded by North Park Place Holdings, promises a transformative blend of residential, commercial, and retail spaces alongside a central communal courtyard. Despite strong support from local officials, the proposal faces resistance from the current property owner, Dave Brown.

The plan involves demolishing two large buildings, including the former Century 21 department store, to construct two five-story mixed-use structures. The new development will include 160 residential units—15% of which will be designated as affordable housing—along with 144,000 square feet of office space and 44,000 square feet of ground-floor retail. Additionally, the site will feature a 15,000-square-foot courtyard designed as a community gathering space, accessible via pedestrian corridors from North Park Place and the Dalton parking garage on Cattano Avenue. The existing five-story building at 10 North Park Place will remain and will be enhanced with new walkways.

Focus on Design and Integration

Architect Dean Marchetto emphasized the project’s intent to create a “magical, hidden space” that complements the historic setting of downtown Morristown. The design will incorporate high-quality materials such as brick, stone, metal, and glass, with stepped-back top floors to preserve an open aesthetic and avoid overcrowding. The courtyard is envisioned as a vibrant hub for markets and festive events, reinforcing the development’s community-centered ethos.

Challenges and Controversies

Property owner Dave Brown opposes the plan and has pursued a separate deal with another developer, SJP Properties. Despite this, North Park Place Holdings has been granted a 120-day negotiation period to finalize the purchase of the properties. Should Brown refuse to sell, town officials have indicated the possibility of legal action, including condemnation, to move the project forward.

Mayor Tim Dougherty has strongly endorsed the plan, praising its creativity and potential to rejuvenate downtown Morristown.

Next Steps

The development, a joint venture between Cannon Hill Capital Partners and TAG Development LLC, marks a crucial step in addressing the underutilized spaces surrounding the Morristown Green.
