Law Firm Signs 16-Year Lease, Announces Move to Parsippany

Historic law firm relocates headquarters to Onyx’s upgraded The Arbors @ Parsippany campus.

PARSIPPANY, NJ – Porzio, Bromberg & Newman, a general practice law firm with more than 90 attorneys and roots stretching back nearly 65 years in the Morristown area, has signed a 16-year lease for over 43,000 square feet at 5 Sylvan Way. The relocation brings the firm’s headquarters to The Arbors @ Parsippany, a 60-acre, 750,000-square-foot office campus redeveloped by Onyx Equities.

Currently based at 100 Southgate Parkway in Morris Township, Porzio, Bromberg & Newman was founded in 1962. Its practice areas have evolved to include corporate law, intellectual property, employment, bankruptcy, cannabis, casino, manufacturing, real estate, and more. The upcoming move follows news that another law firm, Einhorn, Barbarito, Frost, Botwinick, Nunn & Musmanno, will also relocate to The Arbors from its longtime Denville address.

Our firm has been in Morristown for its entire existence, so it took something spectacular to lure us to a new location, admittedly only a few miles away,” said Vito A. Gagliardi Jr., managing principal at Porzio.

To encourage new tenants, Onyx Equities invested $15 million in renovations at The Arbors, which include: 1, 3, and 5 Sylvan Way, and 4 and 6 Campus Drive, to renovate building lobbies, upgrade infrastructure, and create new amenity space.

Key enhancements feature modern lobbies, three cafes, a 5,200-square-foot fitness center, upgraded infrastructure, and new outdoor spaces for dining and recreation. A series of lease signings reflect the campus’s growing appeal, including RR Donnelley & Sons, Tiger Advisory, Resources Connection, Tronex, GYL Financial, Cablevision Lightpath, Liberty Mutual, and Wealth Enhancement. In total, 89,000 square feet of recent lease commitments have been confirmed across The Arbors.

  • 2,000 square feet at 4 Campus Drive by Liberty Mutual
  • 4,885 square feet by Wealth Enhancement

Close to interstates 80, 280, and 287, as well as Routes 10, 46, and 202, the property also offers access to NJ Transit’s Morris Plains station and numerous dining, shopping, and hotel options. This connectivity, combined with ongoing enhancements, has helped fuel renewed interest in The Arbors for both established names and growing companies throughout the region.
