Crossings at 10 to Bring Walkable Retail and Office Hub to Morris Plains
Redevelopment of Weichert campus aims to transform Routes 10 and 202 into a town square-style destination by mid-2026
MORRIS PLAINS — Construction is underway on Crossings at 10, a mixed-use redevelopment project set to transform the intersection of Routes 10 and 202 into a walkable commercial and business district. Located on the former Weichert corporate campus, the first phase is scheduled for completion by mid-2026.
The development will initially include approximately 42,000 square feet of ground-floor retail space and 80,000 square feet of Class A office space above. RIPCO Real Estate, which is managing retail leasing, reports that leasing is in progress and is targeting a mix of local and national tenants.
Positioned directly across from Briarcliff Commons, the project is designed to resemble a town square-style environment, with pedestrian-friendly design and mixed-use amenities. Future phases will bring the total retail and amenity space to over 100,000 square feet, with a self-storage facility planned in phase two.
The office component will include 42,000 square feet for Weichert, featuring loft-style windows, open layouts, and flexible configurations intended to accommodate businesses of various sizes.
According to the developers, the site’s appeal is bolstered by its high traffic counts and proximity to downtown Morris Plains and Morristown. The development is expected to serve a regional population that includes 4.6 million square feet of office space, 3,000 hotel rooms, and 4,500 residential units either existing or in development nearby.
The anticipated tenant mix includes businesses in retail, dining, wellness, medical, childcare, and personal care, reflecting an emphasis on convenience and community engagement.
