Barnes & Noble Education Relocates U.S. Headquarters to Florham Park
The education solutions company will move from Basking Ridge to a 29,000-square-foot office at 180 Park Avenue by late 2025.
FLORHAM PARK, NJ — Barnes & Noble Education (BNED), a publicly traded provider of educational content and services, has announced plans to move its U.S. headquarters to 180 Park Avenue in Florham Park in the fourth quarter of 2025. The relocation from Basking Ridge will place the company in a newly leased 29,127-square-foot space on the third floor of a Class A office building developed by Vision Properties.

Coordinating BNED’s headquarters requirement with Maersk’s early downsizing preserved occupancy, protected value, and reinforced 180 Park Avenue as a premier Class A asset. BNED is the parent company of Barnes & Noble College, and serves hundreds of academic institutions across the country with a focus on improving affordability, access, and student achievement in higher education.
Real Estate Transaction
The lease was facilitated by Cushman & Wakefield, with Brian Decillis and William O’Keefe representing the building owner. BNED was represented by Gregg Najarian, Slava Vaynberg, and Neel Shah of Savills.

With this transaction, 180 Park is now 90% leased, with only two spaces remaining,” said Brian Decillis.
The deal follows several other leases recently signed at the same property, including agreements with Mariner Wealth Advisors, Finazzo Cossolini O’Leary Meola & Hager LLC, and Rockefeller Capital Management.
